The Red Flag Check.

One question, answered in an afternoon: are there deal-breakers in this property? A focused on-site inspection for buyers who need to decide quickly — before a second viewing, before an offer, before committing to a full survey.

Who it’s for

Buyers who have shortlisted a property and want an expert read before spending more time or money — and anyone facing a fast-moving sale, where a full survey cannot be arranged before the offer deadline.

What you get on the day

A one-page dashboard: every area rated red, amber or green, the critical risks named, and a clear recommendation — continue, negotiate, or walk away.

What’s included
Visual inspection of all accessible areas
Moisture readings where damp is suspected
Structure, roof and façade assessment
Services checked for age and condition
One-page dashboard report (PDF)

If it passes, go deeper — and pay once.

A clean Red Flag Check means the property deserves the full building survey: every defect photographed, costed and turned into negotiating evidence. Your Red Flag fee is credited in full against it, so you never pay twice.

Questions

How long does the Red Flag Check take?

+

One to two hours on site, depending on the size of the property. The one-page dashboard follows the same day where possible, and within 24 hours at the latest.

What's the difference between this and the full survey?

+

The Red Flag Check answers one question — are there deal-breakers? The full survey documents everything: every defect photographed, rated and costed, with document review and a negotiation summary. Red Flag is for deciding; the full survey is for committing and negotiating.

Is the fee really credited if I upgrade?

+

Yes, in full. If you proceed to a Full Building Survey on the same property, the Red Flag fee comes off the price. You never pay twice for the same inspection.

Can you come at short notice?

+

Often, yes. Zürich inspections run on scheduled dates, but tight offer deadlines are exactly what this service exists for — tell us the deadline when you enquire and we'll tell you honestly whether it can be met.

Can I join the inspection?

+

Yes, and we encourage it. Walking the property together means you see every finding in place and can ask on the spot.

What if you find something serious?

+

We tell you immediately, on site — you don't wait for the report to learn the property has a problem. The written dashboard then documents it properly.
